Property assessment and valuation services for Norwich Township, Newaygo County, Michigan

The Norwich Township Assessor is responsible for determining the assessed value of all real and personal property within the township for tax purposes. Assessments are conducted in accordance with Michigan law and the State Tax Commission guidelines.

Assessment Notices

Annual assessment change notices are mailed to property owners each February. Review your notice carefully and contact the Assessor with any questions before the March Board of Review deadline.

Taxable Value Cap

Michigan law caps annual increases in taxable value at 5% or the rate of inflation, whichever is less — until the property transfers ownership, at which point taxable value uncaps to the assessed value.

Assessed vs. Taxable Value

Assessed value is set at 50% of true cash value. Taxable value is the value used to calculate your property tax bill and may be lower due to the cap.

Assessor Responsibilities

The Assessor performs a range of duties each year to ensure fair and accurate property valuations across Norwich Township.

Annual Assessment Roll

Prepares and maintains the annual assessment roll each February listing the assessed and taxable value of all real and personal property in the township.

Property Inspections

Conducts field inspections of properties to verify characteristics such as size, construction type, and condition that affect value.

Principal Residence Exemption

Processes Principal Residence Exemption (PRE) affidavits for homeowners who own and occupy their property as their primary residence, reducing the school operating tax.

Property Transfer Affidavits

Reviews Property Transfer Affidavits filed when real property changes ownership, which may trigger an uncapping of taxable value.

Board of Review

The Norwich Township Board of Review meets each March for appeals regarding property owner assessments. Property owners wishing to appeal their assessment must appear before the Board of Review during the scheduled session. The Board of Review also meets in July and December for qualified errors.

The March Board of Review is the primary opportunity for property owners to appeal their assessed value. Contact the Township Clerk for the exact dates and times.

File with the Assessor to claim or rescind a principal residence exemption on your primary home.

Property Transfer Affidavit

Must be filed within 45 days of a property transfer. Failure to file may result in a penalty.

Poverty Exemption Application

Apply for a reduction in assessment based on financial hardship. Contact the Assessor or Clerk for the township's poverty exemption guidelines.
